Building performance starts at the design table
The quality of an energy-efficient home is determined long before construction begins. An integrated approach to design and planning can improve durability, comfort, and energy performance for decades.
The article examines how decisions taken during the early design stages shape a home’s long-term performance. Drawing on the approach promoted by Matt Risinger and Tim Hill through the Build HD standard, together with contributions from architect and builder Jim Gunn, it argues for moving beyond a perspective focused solely on regulatory compliance towards buildings designed to deliver greater durability, resilience, energy efficiency and indoor environmental quality.
The experience presented shows that high-performance homes do not depend solely on specific materials or technologies but on early integration between architecture, engineering, and construction. Factors such as airtightness, insulation, the planning of mechanical systems and coordination between disciplines have a decisive influence on a building’s future performance.
The article also advocates a life-cycle perspective, according to which buildings capable of maintaining their functionality and comfort for generations reduce costs, minimise the need for future interventions and contribute more effectively to sustainability goals. In this context, design emerges as a strategic tool for anticipating problems, optimising resources and maximising the environmental and social value of housing.
