Deep renovation of high-rise apartment buildings to create positive-energy neighborhood

A peer‑reviewed study assesses whether deep renovation and renewable integration can enable a high‑rise residential district in Estonia to meet Positive Energy Neighborhood criteria.

A new study published in Frontiers in Energy Research evaluates the feasibility of converting an existing high‑density residential district in Estonia into a Positive Energy Neighborhood (PEN). The analysis focuses on cold‑climate conditions, where high seasonal heat demand, limited solar availability and ageing building stock restrict both energy performance and on‑site renewable generation. The authors apply a multiscale methodology combining building‑level modelling with neighbourhood‑scale assessments of renewable supply.

The findings indicate that deep renovation measures, including improved insulation and high‑efficiency heating and ventilation systems, can reduce building energy demand by 60–70%. Rooftop photovoltaic systems could supply 12–27% of post‑renovation electricity demand when combined with efficient district heating. Facade‑integrated PV systems may raise renewable coverage to 85%, although their yield decreases by 24% due to orientation and shading constraints. According to the study, building‑integrated renewable energy alone cannot achieve PEN status in cold‑climate high‑rise districts.

Meeting winter heating demand with renewable sources would require land areas significantly larger than the building footprint: approximately 20 times for biomass and twice for ground‑source heat systems. The authors propose an integrated pathway combining deep renovation, improved indoor environmental quality and neighbourhood‑scale renewable deployment. They highlight the need to align technical, spatial, social and ecological strategies within urban planning to support scalable PEN implementation.
