This session explores the role of densification and compact urban development in addressing housing shortages, climate objectives and land‑use pressures. While densification is often promoted as a climate‑aligned planning strategy, it can also intensify land speculation, increase housing costs and alter neighbourhood dynamics. The discussion will examine how approaches such as vertical expansion and brownfield regeneration can support affordability, inclusion and resilience across different territorial contexts, from metropolitan areas to medium‑sized and rural cities.

As the first instalment in a three‑part series on the green transition and housing inequalities, the webinar situates densification alongside nature‑based solutions and energy retrofitting/decarbonisation—three pillars that strongly influence Europe’s built environment. Although these strategies are essential for climate neutrality and environmental performance, they also reshape housing markets, access to urban resources and socio‑spatial patterns. The session will therefore consider safeguards against displacement and speculative development, and reflect on the regulatory and financial instruments that can promote equitable, climate‑aligned densification.
