EDGE Amsterdam West: Retrofit to an energy-positive office building

A 1970s office building in Amsterdam has been refurbished to improve energy performance, integrate circular design measures and achieve an energy‑positive balance supported by renewable systems.

Editorial Team

EDGE Amsterdam West has undergone a refurbishment aimed at transforming a structurally robust but outdated 1970s office building into a workplace aligned with climate objectives. The project retained the existing concrete frame and open floorplates, using the building’s original structure as the basis for circular redevelopment. Materials removed during the works, including façade bricks, were reused to support reduced embodied carbon.

The refurbishment introduced several measures to enhance energy performance and operational efficiency. These included the installation of more than 6,000 m² of solar panels, underground thermal energy storage, upgraded façades and insulation, and smart sensors regulating lighting, indoor climate and occupancy comfort. Automated natural ventilation and night cooling were incorporated through the central glass dome.

Following the redevelopment, the building achieved an EPC rating of A++++. Operational energy demand decreased, with 100% of energy needs met through renewable sources and purchased renewable electricity. Net operational energy intensity was reported as 0 kWh/m²/year. The project also supported long‑term asset resilience, lower operational costs, and strong tenant demand.

Key figures:

  • Building condition: Refurbished 1970s office building
  • Building type: Office building
  • Building age: 1970s
  • Primary energy consumption: No data
  • Energy performance certificate rating: Upgraded from F to A++++
  • Renewables: 6,000 m² of solar PV and underground thermal energy storage (WKO)
