In the US, the focus on achieving net zero in real estate has surged recently, yet the lack of consensus on its practical definition has hindered progress. Various organisations have offered their interpretations, leading to confusion and potential greenwashing among stakeholders. 

The US Department of Energy's new national definition aims to cut through this ambiguity by setting clear criteria for zero emissions buildings. They must be: 

  • highly energy-efficient

  • free of on-site emissions from energy use  

  • powered solely by clean energy sources, excluding carbon offsets

This standardised approach seeks to bolster confidence among investors and tenants, supporting broader decarbonisation efforts in the building sector.
