In Spain, where the construction industry contributes 17% of CO2 emissions, the Balearic Institute of Housing (IBAVI) is pioneering eco-friendly social housing. Addressing the neglect of material emissions, IBAVI, a public agency, emphasises the use of local resources.

The culmination of their efforts in Santa Eugènia showcases six housing units utilising reused materials, local stone, and efficient design. The project prioritises site conditions and achieves an energy-efficient Class A rating with an annual demand for combined cooling and heating consumption of 4.8 kWh/m2 for the year 2020 and 6.4 kWh/m2 for the year 2050, with a theoretical scenario of +2C°. With a budget of €889,120.41, 65% funded by IBAVI and support from NextGeneration EU and the national government, this initiative exemplifies sustainable, cost-effective construction practices for wider adoption.
