The digital revolution in building performance: Energy Performance Certificate meets Smart Readiness Indicator

The integration of the Smart Readiness Indicator (SRI) into Energy Performance Certificates (EPCs) marks a significant step towards the digitalisation and sustainability of Europe’s building sector.

The SmarterEPC project proposes a joint EPC-SRI certificate, ensuring that all parties involved—building owners, policy makers, and professionals—can access a single, standardised document that provides a holistic overview of a building’s energy and smart performance.

This new certificate combines Energy Performance Certificates (EPCs)which assess a building’s energy consumption and compliance with sustainability objectives, with the Smart Readiness Indicator (SRI), introduced by the European Commission. The SRI measures a building’s capability to integrate smart technologies that optimise energy use, interact with the grid, and enhance occupant comfort.

The integration of SRI into EPCs enhances transparency and usability, offering practical value to investors and regulatory bodies. The assessment covers nine technical domains, including heating, cooling, domestic hot water, ventilation, lighting, dynamic building envelope, electricity, and monitoring and control (building automation and management systems), ensuring a detailed evaluation of a building’s smart capabilities. Additionally, the methodology considers seven key impact areas, such as energy efficiency, maintenance, occupant comfort, convenience, health and well-being, information availability, and energy flexibility.

This unified approach aligns with the Energy Performance of Buildings Directive (EPBD IV), reinforcing the role of smart technologies and ensuring that the building sector remains at the forefront of sustainability and technological innovation—an essential step towards achieving the EU’s Green Deal objectives.
